This is operator-grade brand material — the weekly Friday board report template from a listing-broker engagement. It is not a product API artifact; there is no endpoint or schema behind it. Included as a worked example of the Mr. Defendable books-and-records voice.

Pulled from the listing-broker engagement kickoff (artifact 11). Five named sections, every line a receipt.

1. Buyer pool engagement

• 3-firm controlled pool. Firm A: NDA executed, data room access D5. Firm B: NDA out, verbal interest at guidance. Firm C: warm, awaiting principal sign-off.
• Probability of close, pool-weighted: ~0.45 at current guidance. List-to-last discipline holding.

2. Upleg track status

• QI engaged D14. Buy box approved by board. Two candidate uplegs identified, both Class A 5-cap range, within the 1031 window.
• No upleg LOI yet — we control the clock, not the calendar.

3. Risk flags surfaced

• Debt payoff figure from lender still verbal; written payoff requested. Flagged until in the file.
• No other propolis-tier flags this week.

4. Decisions requested

• Approve marketing materials (draft attached) for D28 sign-off, D30 launch.
• Confirm price guidance band before the buyer pool widens.

5. Next 7-day plan

• D7 first board report (this one). D14 QI engaged + buy box. D21 buyer shortlist. D28 materials approved.
• Keep the story controlled, the pool tight, the clock ours, the 1031 path open, and the board protected.
